Knowledge Learning Corporation, the nation's largest for-profit early childhood education provider, with over 1,800 company-operated centers, is expanding and selectively looking for new real estate sites. KLC operates childcare centers and preschools under various brand names, including KinderCare Learning Centers, Knowledge Beginnings, Cambridge Learning Centres and CCLC.

Seeking:

  • BTS or space leases
  • New or vacated ground floor space including office, retail and restaurant
  • Employer sponsored centers, on or near site
  • Unimproved land
  • Shopping center pads
  • Business acquisitions of multi-unit chains with at least five centers

Site Criteria:

  • 1 Acre + land
  • Building Size: minimum 8,000 SF at grade
  • Playground Size: 7,500 - 12,000 SF connected to building
  • Parking Requirements: minimum of 25 spaces - 10 reserved
  • More flexibility on the above requirements is given to those sites in dense, urban areas
  • Child Population Density: 0-4 years, 3,000; 5-9 years, 2,000 (3-Mile Radius)
  • Median Annual Household Income: Greater than $75,000

Separate Space Conversion Criteria:

  • Space Size: minimum 8,000 SF at grade
  • Ample ingress and egress
  • Exterior Playground Space: 7,500 - 12,000 SF contiguous to interior space
  • Parking Requirements: minimum of 25 spaces
  • Within the development no dry cleaning, automotive shops, sales of alcoholic beverages, off-track betting and sale or rental of "adult" materials
  • Office use is preferred but retail and other uses are feasible
  • Freestanding or end cap of retail space
  • Utility Requirements
